Our MLS was just upgraded. While I
cannot search for DOM (days on market) I can search for
properties and ask that DOM be included with the
results.

I feel as though this will be one of the best tools I
have available because it might help in determining
which sellers might be the most anxious to sell. An
example of this would be a home that has been on the
market for 270 days might have a seller considering an
offer he would have rejected in April especially if he
is now looking at carrying the property through the
winter. |

If you would like for me to conduct a search for you
that will show DOM then email with criteria for the home
or land you would like to find.
Please include the price that you do not want to go
above and please specify if you want waterfront or
non-waterfront. If you see one that looks
promising ask for a complete listing history and you can
also see if and how many times a property might have
been lowered in price. Working as your Buyer’s Agent
there are services I can provide that you might not
realize exist. |

Of course you can
always conduct your own search of the
Northern Neck MLS but you will not be able to see
DOM. |
