Memorial Day is past, June is here and summer in the Northern Neck has officially started.  It's hard to believe but I think more people were here this year then last year. 

 The fishing and crabbing have been good so far and as usual life is good here in the Northern Neck.
I am always asked how's the real estate market.  If it's someone local that ask, I tell him or her that it's OK.  If it is someone away from here I tell them that if the property is priced right it sells. 
Here's what's happening today. There are a lot of buyers and prospective buyers looking at property.  They are out here kicking tires and the ones that are negotiating prices like they would when buying a car are getting some great deals. 
In the past buyers have made an offer and the seller makes a counteroffer.  In most cases if the buyer wanted the property he would accept the counteroffer.  Today the buyer might counter that offer and the seller accepts.
On May 24th, 2007 The Wall Street Journal Online had an article that said new-home sales soared in April and that it was the largest increase in 14 years (this is month to month not year to year).  They credited this to lower prices

There's a mentality here in the Northern Neck that I can price my home high and always come down.  I think that's a terrible mistake.  Today's consumer is smart and with tools like the Internet the consumer is educated; they know when the property is too high.  As a result the seller gets no action on their property and they have to dramatically reduce the price. 

The point I'm trying to make is this.  When you're searching for property in the Northern Neck MLS remember most things are NEGOITABLE.
