I might be a little late but at least I am getting this newsletter out for July.
I'm blaming it all on "The 4th of July" and what a 4th it was with all the
parades and festivities here in the Northern Neck. |

June was a pretty good month too. I was fortunate enough to write 3 contracts.
One was a smaller dwelling on Goughers Creek that is only a getaway but the
other 2 were year round waterfront homes. |

One of those homes was originally listed for $698,000. It has beautiful views
looking out of Barnes Creek into the Great Wicomico, mature landscaping, and
deep sailboat depth water. We ratified the contract at $520,000. During the home
inspection Renee
took some pictures. I think you will agree that the purchasers did well. |

The other home was assessed by the county for $725,000. We ratified that
contract for $515,000. We have a home inspection scheduled for Saturday.
Hopefully I can get Renee to take some pictures and we can share those too. |

I keep saying it is a buyer's market. Everyone knows that but you just don't now
how good a deal you can get until you make an offer. |

There are a lot of motivated sellers out there right now. I know of a property
that has been on the market for over 2 years. It is a brick rancher with 1200
feet of shoreline with great views, sailboat depth water, pier with lift, a
massive detached garage with bedroom and bath, and much more. The price
continues to come down. Right now it is at 565k but my bet is the owner will go
even lower. About 3 weeks ago the owner moved to Florida. Would you want to live
in Florida and have to maintain a place here? I don't think he does either. I
just hope I can entice someone to look at it before another realtor picks up on
it. |
